Bend and Central Oregon: smoke damage when your house didn't burn

Central Oregon homeowners know the smell of fire season. When a fire burns near Bend, Redmond, Sisters, or La Pine, many houses nearby never see a flame but still take real damage. Most homeowner policies cover sudden smoke damage, but insurers often scope it as a quick wipe-down.

Where smoke damage hides

  • HVAC systems and ductwork: fine soot gets pulled through the house every time the system runs.
  • Attic insulation: ash and odor settle into loose-fill insulation through vents.
  • Soft goods: upholstery, mattresses, drapes, carpet, and clothing hold odor.
  • Porous surfaces: unsealed wood, drywall, and textured ceilings can need sealing or replacement, not just cleaning.
  • Exterior: siding, decks, and window screens can be pitted or stained by ash.

How to document it

  1. Photograph soot on window sills, filters, vent covers, and light-colored surfaces before cleaning anything.
  2. Keep your used HVAC filter in a sealed bag.
  3. Write down when you first noticed odor or residue, and the dates of nearby fire activity and evacuation notices.
  4. Keep receipts if you left home because of smoke. Your policy's Loss of Use coverage may apply.
Don't let the scope be set by a phone call. A smoke claim scoped as "clean and deodorize" leaves out duct cleaning, insulation replacement, and contents cleaning. Once that first scope is written, it anchors everything after it.

When to call a public adjuster
